Property Manager Salary in Australia
If you are looking at a career in real estate or already working as a property manager, you probably want to know how the pay stacks up. The most useful way to read a salary is to see it as a yearly figure, a weekly amount, and an hourly rate. This page uses official data from the ABS, Fair Work, and the ATO to give you a clear picture.
The National Full-Time Average: The Line
Average Line uses the ABS Average Weekly Earnings survey as its benchmark. For May 2026, the national full-time adult ordinary time earnings were $2,083.70 per week. That works out to about $108,352 a year (multiply by 52 weeks) and about $54.83 an hour on a 38-hour week. This is the line we compare other salaries against.
Men’s full-time average is about $113,412 a year; women’s about $100,594 a year. State averages range from $96,008 in Tasmania to $119,090 in the ACT. You can see how your state compares on our States and territories page.
Property Manager Pay: What the Data Says
The ABS does not publish a median weekly earnings figure for property managers (ANZSCO 612112). The Jobs and Skills Australia profile for this occupation notes that the median is not available, likely because the sample size is too small to report reliably. This means we cannot give you a single “typical” property manager salary from official sources.
However, we can look at two related figures:
- Award minimum rates under the Real Estate Industry Award 2020. For a full-time Level 2 (Representative) employee, the minimum weekly rate from 1 July 2026 is $1,119.10 per week. That is about $58,193 a year and $29.45 an hour. This is the legal minimum for most property managers, but many experienced property managers earn more.
- Industry average for the rental, hiring and real estate services industry** (the broader industry that includes property managers. The ABS Average Weekly Earnings for May 2026 shows full-time adult ordinary time earnings of $1,938.10 per week for that industry is $1,979.60 per week (about $102,939 a year). That is about 95% of the national average.

Reading Pay as a Year, Week, and Hour
To make sense of any salary, convert it into the same three units:
- Yearly: Multiply the weekly figure by 52. For example, the award minimum of $1,119.10 × 52 = $58,193.
- Weekly: The ABS average is $2,083.70 per week.
- Hourly: Divide the weekly figure by 38 (the standard full-time week under the award). $2,083.70 ÷ 38 = $54.83.
You can use our [Place a salary on the line tool to see how any salary compares to the national average.
State Comparisons for Property Managers
If you are working in a particular state, the average for the rental and real estate services industry varies. Using the ABS state breakdown for full-time adult ordinary time earnings (May 2026):
- New South Wales: $2,108.80 per week ($109,658 a year)
- Victoria: $2,041.10 ($106,137)
- Queensland: $2,039.70 ($106,064)
- South Australia: $1,970.20 ($102,450)
- Western Australia: $2,227.40 ($115,825)
- Tasmania: $1,846.30 ($96,008)
- Northern Territory: $1,984.10 ($103,173)
- Australian Capital Territory: $2,290.20 ($119,090)
These are industry averages, not occupation-specific, but they give a sense of regional differences. See our States and territories page for more detail.
Award Minimums and the National Minimum Wage
From 1 July 2026, the national minimum wage is $26.44 per hour, $1,004.90 per week, or about $52,255 a year on 38 hours. The Real Estate Industry Award minimums are higher than the national minimum for most classifications. The award also includes penalty rates, overtime, and allowances. For example, a Level 2 property manager working overtime or on weekends may earn significantly more than the base rate.
Fair Work sets these rates. The ATO tax rates for 2026–27 are: nil up to $18,200; 15% from $18,201 to $45,000; 30% from $45,001 to $135,000; 37% from $135,001 to $190,000; 45% above $190,000. Plus the Medicare levy of 2% (with reductions for low incomes).
